Spring is the most competitive season in Greater Toronto Area (GTA) real estate. Buyers are motivated, listings move quickly, and the difference between a home that attracts multiple offers and one that sits on the market often comes down to one thing: presentation.

As a Broker, I’ve helped countless GTA homeowners prepare their properties for sale. After years of walking through homes alongside buyers, I can tell you with confidence that the cleanliness of a home is one of the most underestimated factors in how a listing performs.

Here’s what I recommend to every seller before their first showing.

Buyers Decide in Seconds — Before They See Anything Else

When a buyer walks through the front door, the goal is for them to be able to picture themselves living in your house. If they are met with a dusty baseboard, mildew in the shower, or a faint odour, it plants a seed of doubt that follows them through the entire showing. They won’t be thinking about all of the great memories they can create, they will be thinking about how much work it is going to be to scrub everything before they move in. 

A home that feels spotless and smells fresh communicates care. It tells the buyer that this property has been looked after.

For this reason, having your home professionally deep cleaned is something I advise all of my clients to consider.

Why a Professional Clean Beats DIY Every Time

A pre-listing deep-clean is one of the smartest investments when preparing a home for sale. It typically costs a few hundred dollars, yet it protects thousands in perceived value, often influencing not just the offer price, but how quickly that offer comes in.

When I’m preparing a client’s home for listing, these are the areas I tell them to focus on first:

  • Kitchen: deep clean everything: The oven, range hood, cabinet fronts, backsplash grout, and all appliance surfaces. Buyers spend more time scrutinizing the kitchen than any other room in the house.
  • Bathrooms: detail every surface: Grout, limescale, toilet bases, exhaust fan covers, and mirrors. An older bathroom is forgivable. A dirty one is not. Buyers lose confidence fast.
  • Windows: inside and out: Natural light is one of the biggest selling features in spring. Clean windows let it flood in and immediately lift how a space feels.
  • Baseboards and trim: Almost always overlooked by sellers, almost always noticed by buyers. Clean baseboards signal a home that’s been genuinely maintained.
  • Carpets and hard floors: Steam cleaning removes odours that owners have become nose-blind to. Clean floors throughout the home reinforce the sense of a move-in-ready property.
  • Light fixtures and ceiling fans: Dusty fixtures age a home. Wiped-down fixtures with working bulbs make a space feel brighter and better cared for.
